Welcome to the Huskey Property Group Help Center. We’ve pulled together some of the most frequently asked questions from our clients and compiled them all here. We tried to include everything we could think of, but if you still have issues or concerns going forward, please get in touch and we’ll do our best to help out.

What services do you provide?

Input into the local MLS, postings on dozens of national and local websites, all signage, secure access for showings, marketing initiatives to drive buyers to your property, field all questions from buyers and agents, all required state and local disclosures and contract paperwork, assist in negotiations, oversee all aspects, of the inspections, appraisal, title search, and final close of escrow.

How much do you charge to sell my property?

There is no set fee. Every situation is different and the commission rate is negotiable. Although be careful not to fall for the discounted rates because they offer less than adequate service. If someone is going to provide you superb service, they should be rewarded with fair compensation.

How will you find potential buyers for my property?

Strategy is the key element. A careful assessment of the current market conditions, along with the features and offerings of your property is done to ensure the best plan of action is taken. There is no cookie cutter answer. Every property is as individual as the owners are and they must be thought of as much to achieve the desired outcome. Huskey Property Group will utilize all his resources to surpass your goals.

What is a CMA?

Comparative Market Analysis. This a tool used to determine the approximate market value of your property at the time performed. Only an experienced agent knows how to properly use this function in arriving at an optimum listing price.

What is your experience in this market?

Huskey Property Group has over 30 years of proven real estate experience in the Greater Knoxville region with hundreds of past satisfied clients. His experience runs the gamut from starter homes to multi-million dollar estates, also from single building lots to entire subdivisions, and investment properties to commercial holdings. Huskey Property Group is well versed in all facets of the business and would welcome the opportunity to work for you.

How will communication work between us?

Good communication is one of the key components to a successful collaboration of efforts. Huskey Property Group will be in regular communication via the phone, email, and texts. They are always available to his clients. You will not wait hours or days on end to for him to reply. They most likely will contact you before you have a need to do so. Advance notification is given to schedule any showings. You will be promptly emailed feedback from any showings.

What happens if something is found we were unaware of during a buyer’s home inspection?

Do not fear this. There are many options available when it comes to addressing home inspection issues. Huskey Property Group will use his years of expertise and creativity to propose a workable solution for all parties involved.

How long does it take to close once it’s under contract?

This is a broad question. To best answer it, it will depend on the financing and the scope of any inspections. On average, once a property is under contract the final close of escrow usually occurs within 35 days. If it is a cash sale that time can be cut to within 10 days. Some of your more advanced government backed loans for first time buyers may need to be stretched out to 45 days.
